Above Los Feliz Boulevard, in Laughlin Park, the Oaks and the streets below the Observatory, the houses are large, old and often gated, on winding roads with no sidewalks. Homes from the 1920s and 30s come with built-in storage everywhere: butler's pantries, cedar closets, basements and attic rooms. When one of these houses is sold or passed on, there's usually a lot more inside than the family expects.

The flats and the apartments

Between Franklin Avenue and Los Feliz Boulevard the streets are Spanish Colonial and Tudor houses with driveways and detached garages. Along Vermont, Hillhurst, Franklin and Los Feliz Boulevard are older apartment buildings and newer condos, many of them three-story walk-ups with street parking. Unit turnovers for managers and furniture from upper floors are the usual calls.
