From the flats to the hills

The Hollywood flats are dense. Expect older courtyard apartments from the 1920s, plain stucco walk-ups and newer mid-rise and high-rise buildings near Hollywood and Vine. East Hollywood is mostly apartments and small homes. Above it all, the Hollywood Hills have homes on steep, narrow, winding streets, many built into the slope with stairs from the street.

Los Feliz mixes older apartment buildings with large homes near Griffith Park. Silver Lake and Echo Park have hillside bungalows, duplexes and plenty of public stairways. Atwater Village is mostly single-family bungalows by the LA River. Glassell Park, Cypress Park and Mount Washington are hilly, and some streets in Mount Washington are very steep.

Highland Park is known for its Craftsman bungalows, and much of it is a historic preservation zone. Eagle Rock is mostly single-family homes near Occidental College. Lincoln Heights, one of the city's oldest neighborhoods, and El Sereno have older homes and small apartment buildings.

Access and logistics

Many hillside streets here are too narrow for two cars to pass, and parking is scarce. Some homes sit far below the street, down long flights of steps. We carry by hand and plan the route before the job, so please send a photo of the street and the steps with your other photos.

Many hillside streets also have posted red flag no-parking signs. On high fire danger days, parking on those streets is banned. If that hits your street on the scheduled day, we'll reach out and move to the next date that works.

Traffic matters too. Dodger Stadium game days jam the streets around Echo Park and Elysian Park, and Hollywood Bowl concerts slow the hills and the Cahuenga Pass on summer evenings. We plan around those when we can. In the flats, older apartment buildings often have stairs only and tight hallways.
