If the crew finds more than the photos showed, like a full attic or a shed nobody mentioned, we confirm the new price before loading. Your seller doesn't get a surprise, and neither do you.

Sellers who live somewhere else

A lot of LA listings come from sellers who aren't local: heirs settling an estate, owners who already moved, landlords selling a rental. They can't walk the house with a hauler. They don't have to.

You or the seller sends photos. The seller approves the price in writing. The crew gets in with a lockbox code or with you on site. When it's done, we send before and after photos to you and the seller. The invoice can be addressed to the seller, the estate or whoever is paying, and they can pay by invoice, ACH (bank transfer), credit card, cash or Zelle.

Before the stager and the photographer

The hardest part of getting a house on the market is often the stuff nobody planned for: a garage packed to the ceiling, a side yard full of old lumber, a back bedroom used as storage for years. Clear those first and everything after gets easier. The stager has room to work, the photographer gets clean wide shots, and the inspector can reach the water heater and the panel.

Working around your listing dates

Tell us your photo date, your first open house, or your closing date. We confirm the earliest time that works and plan the job so the space is empty before it matters. If there are stages, like the family picking items first, we can plan around that too.

What empty looks like

Buyers notice what's left in a drawer or a corner of the garage. So we finish every job the same way:

• Closets, cabinets and drawers checked, not just the big pieces.
• Every area on the list cleared, including the garage, side yard or attic if they're part of the job.
• Before and after photos you can use to show your seller the house is ready.
