Invoice reports set up your way, with photos

Every management office keeps its books a little differently. Tell us how you want it: by property, by unit, by owner, with your work order number. We set up the invoice report exactly how you need it and include the photos, so it's ready for your books, the tenant file and the owner.

When you're accounting for a deposit or answering an owner, "we cleaned it out" isn't much to go on. Our before and after photos show the unit room by room. Pair them with your own move-out photos and you have a clear record of what was removed.

After an eviction

We clear units after the lockout, once the owner has the legal right to do it. You stay in charge of the legal side, including any notices and holding period that California law requires for a former tenant's belongings. When you tell us it's time, we clear the unit, check closets, cabinets and drawers, and send photos, so the turnover can start.

Buildings with tricky access

LA rentals come in every shape: hillside duplexes with long stairs, courtyard buildings with one narrow gate, and mid-rises with a loading dock and an elevator you have to book. Tell us how the building works when you send the job. If the elevator needs a reservation or pads, or the only spot for the truck is the alley, we plan for it and build it into the price, so nobody gets surprised on the day.

One-time jobs or recurring work

Some managers call us for one messy move-out. Others send every turnover across a portfolio. Either way, each job gets its own fixed price and its own invoice report with photos, so you can bill it back to the right property and owner.

We work across Los Angeles and nearby cities, including apartment-heavy areas like Koreatown, Hollywood, Mid-City and the San Fernando Valley.

What we don't replace

In the City of LA, regular trash and recycling service for buildings with five or more units runs through the city's recycLA franchise system, with an assigned hauler for each zone. We don't replace that. We handle one-time cleanouts, not your regular weekly trash service: the move-out, the dumped sofa in the alley, the garage full of a former tenant's things.
