Move-out and eviction cleanouts in Los Angeles
When a tenant leaves things behind, the unit can't be cleaned, repaired or rented until it's gone. We clear it, down to the drawers, and send photos for your file.
- One fixed price in writing
- Same-day service often available
- Free return if anything's not right
What we clear after a tenant leaves
Tenants leave all kinds of things: a couch that didn't fit in the moving truck, a mattress, a broken TV, bags of trash, food in the fridge, clothes in the closet, and boxes on the patio. Sometimes it's a few items. Sometimes it's a full apartment.
We clear all of it, including the small stuff. The crew checks closets, kitchen and bathroom cabinets, drawers, the balcony or patio, and any storage space that goes with the unit. Your cleaner or maintenance tech walks into an empty unit and can start right away.
- Furniture, mattresses and box springs
- Bags of trash, food and loose junk
- Clothes, boxes and personal items left behind
- Old appliances and electronics
- Items from patios, balconies, carports and storage closets
Evictions: we come after the lockout
We clear the unit after the lockout, once possession is back with you. We are not part of the eviction itself.
California has rules for personal property a tenant leaves behind, including notice and storage steps in many cases. Check with your attorney or eviction service about what has to happen before anything is thrown out. When you tell us the unit is cleared to empty, we'll schedule the job.
Faster turnovers for property managers
Every day a unit sits full is a day it can't be shown or rented. Send photos as soon as the tenant is out, or have your maintenance tech send them. You get a fixed price in writing, you give us your preferred date, and we confirm the earliest time that works.
For apartment buildings, tell us about elevators, loading areas, gate codes and where a truck can park. If the building needs the elevator reserved or someone on site, let us know and we'll plan around it. If you manage many units, see how we work with property managers.
Photos and an invoice report for your file
When the job is done, we send after photos. Together with the photos you sent for the quote, you have a clear before and after record of the unit. That record is useful for the owner, for your deposit paperwork, and for any question later about what was left in the unit.
We also give you an invoice report set up exactly how you need it, with photos included, for your books, the tenant file and the owner. Tell us how you want it laid out, like by unit, by property, or with your work order number. You can pay by invoice, ACH (bank transfer), credit card, cash or Zelle.
How pricing works and how to get a faster quote
Price depends on how much there is, how heavy it is, and how hard it is to get out. A ground floor unit with a truck right outside is simpler than a third floor walk-up with a long carry. You get one fixed price in writing before we start. If there's more than the photos showed, we confirm the new price before loading.
Send these through the quote form or by text to (213) 838-4285:
- Wide photos of every room, taken from the doorway
- Photos inside closets, the fridge, and any storage area
- The floor, stairs or elevator, and the parking situation
- How we get in: lockbox code, gate code, or who will meet us
What we can't take
We can't take hazardous waste such as paint, chemicals, motor oil, propane tanks, or asbestos. If a tenant left paint cans or cleaners, we'll set them aside for you. LA Sanitation runs free S.A.F.E. centers where residents can drop off household hazardous waste.
FAQ
Questions we get
Can you clear a unit right after an eviction?
Yes, once the lockout is done and you have handled any notice your attorney says is needed for property left behind. Tell us the unit is cleared to empty and we'll confirm the earliest time that works.
Do I need to be there?
No. Many managers give us a lockbox or gate code. We send before and after photos so you can see the result without driving out.
Do you remove food left in the fridge and cabinets?
Yes, we take food and trash left in the fridge, freezer and cabinets along with everything else. Wiping down and deep cleaning are for your cleaner.
Can you do several units in the same building?
Yes. Send photos of each unit. We can price each unit on its own and set up the invoice report by unit, with photos, so you can bill each one correctly.
