Estate cleanouts in Los Angeles

Clearing a loved one's home is hard enough. We clear the whole house, from the big furniture to the last kitchen drawer, for one fixed price you approve first.

  • One fixed price in writing
  • Same-day service often available
  • Free return if anything's not right

What an estate cleanout includes

An estate cleanout means clearing a home after someone has passed away, moved to assisted living, or moved in with family. Often the home is in probate or about to be sold. Most of the time it's a full house or apartment with years of belongings in it.

We take whatever the family doesn't want to keep. Our crew opens closets, cabinets and drawers, not just the big items, so nothing gets left behind. When we're done, you get before and after photos.

  • Whole-home and apartment cleanouts
  • Partial cleanouts, like one room or what's left after the family takes what they want
  • Furniture, beds, mattresses, appliances and electronics
  • Clothes, books, kitchen items, boxes, papers and general trash
  • The garage, shed, side yard and backyard, including yard waste

Before we arrive: keepsakes and paperwork

Walk through the home first and pull out anything that should stay in the family. Photos, jewelry, keys and anything with sentimental value should leave the house before the crew starts, or go into one room that we skip.

Look carefully for papers. Estates often turn up wills, deeds, car titles, bank statements and tax records in desk drawers, closets and old boxes. If you haven't had time to go through everything, tell us which rooms or items to leave alone and we'll leave them.

  • Move keep items to one room, or mark them clearly with tape
  • Tell us about any rooms, closets or furniture we should not touch
  • Let us know who will meet the crew, or how we'll get in if no one can be there

For executors and real estate agents

If you're the executor or administrator, you may be handling the house from another city or state. You can send photos or a video walkthrough, approve a written price, and arrange access without flying in. When we finish, you get before and after photos, which makes it easier to keep records for the estate.

Agents preparing a listing usually need the house empty before repairs, painting, staging or listing photos. Give us your preferred date and we'll confirm the earliest time that works, so you can line up the next steps. See more on our page for real estate agents.

How pricing works

Every home is different, so we price each job from what we see in your photos. The main things that affect price are how much there is, how heavy it is, and how hard it is to get out. Stairs, long carries to the street, hillside driveways and tight parking all add time.

You get one fixed price in writing before any work starts, with no surprise fees. If the home turns out to hold more than the photos showed, we confirm the new price with you before we load anything, not after. You can pay by invoice, ACH (bank transfer), credit card, cash or Zelle.

How to get a faster quote

Send photos through the quote form, by text to (213) 838-4285, or by email to [email protected]. These details help us price it right the first time:

  • Wide photos of each room taken from the doorway, so we can see the whole space
  • Photos inside closets, the garage, the attic and any shed
  • Notes about stairs, elevators, gates, and where a truck can park
  • A short list of what stays and what goes
  • The address, and any building or HOA rules about move hours

What we can't take

We can't take hazardous waste such as paint, chemicals, motor oil, propane tanks, or asbestos. Older homes often have half-used paint cans, pool supplies and cleaners in the garage. We'll set those aside for you. LA Sanitation runs free S.A.F.E. centers where residents can drop off household hazardous waste.

FAQ

Questions we get

Do we need to finish sorting before you come?

No. It helps to remove keepsakes and important papers first, but you don't need to sort everything. Mark what stays and we take the rest.

Can you clear the house if I live out of state?

Yes. Send photos or a video, approve the written price, and set up a way for us to get in. We send before and after photos when the job is done.

Will you go through drawers and closets?

Yes. We check closets, cabinets and drawers so the home is truly empty. If you want certain spaces left alone, tell us before the job and we'll skip them.

Can you leave some furniture behind for staging or for family?

Yes. Tell us what stays and we'll work around it. A partial cleanout is priced on what we remove.

Is the house ready to list when you leave?

We leave it empty, with closets, cabinets and drawers cleared out. Deep cleaning, repairs and painting are separate jobs, so plan those for after we're done.
