What the housing looks like here
Between Santa Monica Boulevard and Pico, much of West LA is two and three-story apartment and condo buildings, many with tuck-under parking on the ground floor. The side streets off Sawtelle Boulevard, Barrington and Bundy add small houses, duplexes and a few bungalow courts. A lot of the older homes are being gutted or torn down for a rebuild, which keeps remodel debris coming.
Sawtelle is close enough to UCLA that many students and young renters live here, and plenty of people stay only a year or two. Leases turn over often, and summer gets especially busy with move-outs.
East of the 405, toward Westwood and Century City, you'll see more single-family streets and newer condo buildings with underground garages. Those buildings usually have a manager or HOA who cares a lot about when vendors use the elevator.
Who calls us in West LA
- Property managers turning over units after a tenant leaves furniture, a mattress and bags behind. See move-out cleanouts.
- Condo owners replacing a sofa or a dining set that has to come down a narrow stairwell
- Contractors on a house rebuild who need drywall, tile and old cabinets gone between phases
- Families downsizing out of a house they've owned for decades
- Roommates splitting up a shared apartment and getting rid of what nobody wants to keep
Parking and access on the Sawtelle side
Sawtelle Boulevard is one of the busiest food streets in the city, and the blocks around it fill up fast, especially at night and on weekends. A morning slot is easier for everyone. With your photos, tell us:
- If your building has a garage gate or a call box, and who can let us in
- Whether there's an elevator or only stairs, and which floor the unit is on
- Any posted parking limits on your block, so we know where we can stop
- Whether your HOA or building manager wants notice before vendors show up
Busy boulevards
Santa Monica, Olympic and Pico are tough places to stop during rush hour. If your building faces one of them, a side street, an alley or the building's own garage is usually the better place to load. Tell us which options you have and we'll plan the timing around them.
Neighborhoods nearby
We also work in Westwood, Brentwood, Palms, Mar Vista and Century City, all part of the Westside. If you're on the Venice side of Centinela, see our Venice page.
Own units in more than one part of the Westside? Send photos of each one in the same message and you'll get one written price for all of them, scheduled back to back if you like.
FAQ
Questions about West LA
Do you take furniture out of condo buildings with elevators?
Yes. Tell us if the building wants the elevator booked ahead or padded, and we'll plan around that time. A photo of the hallway and elevator door helps us check that big pieces will fit.
Can you haul debris from a West LA house rebuild?
Yes, including drywall, wood, tile, flooring and cabinets. City rules send that debris to a certified construction and demolition recycling facility, and you get before and after photos once the site is cleared.
Is summer busy for move-outs near UCLA?
Yes. Many leases on the Sawtelle side turn over in summer. Send photos as soon as you have a move-out date, and we'll lock in the soonest slot we can give you.
