Ranch homes and big lots
South of Ventura Boulevard and on the hillside streets above it, Encino is ranch-style homes on wide lots, many with a pool, a pool house or a guest house, a three-car garage and a side yard. North of the boulevard the lots are a little smaller but the garages fill up the same way. A lot of what we do here is whole-garage and whole-house: an owner downsizing after thirty years, or a family clearing a parent's home before it's listed.
Gated driveways are common. Send the code or tell us who will open it, and let us know if a car will be in the driveway.
Condos and townhomes along Ventura
The condo and townhome complexes along Ventura Boulevard have gates, underground parking and elevators, and most have a homeowners association (HOA, the board that sets the building's rules) with set hours for move-outs and loading. Tell us the building's rules and we'll plan the time and the path. Unit turnovers, furniture and move-outs are the usual calls.
Jobs we do most here
- Estate cleanouts of large family homes, pool house and guest house included
- Garage cleanouts: old patio furniture, exercise equipment, bikes, decades of boxes
- Appliance removal, including second fridges and freezers in the garage
- Remodel debris from kitchen, bath and backyard projects
- Condo move-outs for owners and property managers
Access and nearby areas
Tell us where the items are: garage, side yard, pool house, back of the lot. A long carry across a big lot is fine, it just helps us price it right. Everything goes in one visit, small stuff included.
We also cover Tarzana and Lake Balboa nearby, plus Sherman Oaks, Woodland Hills and Van Nuys, all part of our San Fernando Valley area.
FAQ
Questions about Encino
Can you take pool equipment and patio furniture?
Old patio furniture, umbrellas, pool toys and worn-out pumps and filters, yes. Chlorine, acid and other pool chemicals, no. Those are hazardous waste, and we'll set them aside for you to take to a drop-off site.
Do you work with gated communities and HOAs?
Yes. Tell us the building's loading hours and rules, and send the gate code or the name of who will let us in. We plan the time and the path before we come.
Can you clear a guest house or pool house too?
Yes. Send photos of each building and we'll give you one fixed price for the whole property before any work starts.
